No. Tile and shingle are cleaned with a soft wash: low pressure and a cleaning solution that kills the algae. High pressure strips shingle granules and cracks tile. Pressure stays on the concrete.

No. A driveway with a year of mildew and one with 5 years of black growth and oil are different jobs, so every job is quoted after we see it. The number we give you is the number we work to.

Not with a surface cleaner at the right height and pressure. Damage comes from a bare wand held too close, which etches lines into the concrete. Old or flaking concrete gets lower pressure and more dwell time on the cleaner instead.

Rust from sprinklers or iron furniture needs its own remover, not more pressure, and usually lifts. Black spots in the aggregate are algae and come out with a pre-treatment. Very old, deep stains may lighten rather than vanish. Text a photo to 786-985-1684 and we will be honest about it.

A cleaning solution applied at garden-hose pressure, left to sit for a few minutes, then rinsed. It kills the algae and mildew at the root instead of blasting the top off, which is why a soft washed roof stays clean longer.

The beds and the lawn get wet down before we start, the runoff is kept off them during the wash, and everything is rinsed again at the end. Tell us about anything rare or sensitive near the house and it gets covered.

Under oaks, ficus or a mango tree, twice a year: once before the summer rains and once after the pods and leaves drop. Away from trees, once a year usually holds. If water sheets over the edge in a storm, it is time.
